As much as I loved living in modern lofts during our first five years in San Francisco, now that we’re in our 160 year old Victorian, I’m definitely taking my design approach in a different direction. And so it’s time to officially say good-bye to the loft life – and many of the pieces that went with it!

While this is a bit sad for me, this is incredibly good news for you. At 5:30pm PST today, I’m going to be launching a Loft Life Sale with Chairish. For those of you that haven’t heard about Chairish, it’s a simple (brilliant!) concept – think craigslist, but curated and actually easy to shop. The Chairish staff takes on the work of weeding through, let’s be honest a lot of junk(!), for all the rest of us, making sure everything the site offers up is the best of the best. And thankfully my pieces made the cut! Nearly everything you see in the picture above is now hoping to find a good home.

If the seller accepts your offer – the find is yours! I won’t admit how many things I’m stalking for our house right now. Suffice it to say, my shopping list is extensive. From our living room, I’m saying so long nearly everything. My prized vintage travertine coffee table is probably the hardest piece to part with (for a deal at $250!). But that’s just the start. Our jumbo floor lamp (for only $275), modern arm chair, side tables and even some accessories need new homes. Our media console is definitely a great piece. It’d even be great as storage in a kids room.

But I’m also saying ta-ta to prized items from my old office, or should I say offices. Things from this version, this version and this version are all for sale, including my gilded bookshelves and my pair of brass dome pendant lamps. I have a feeling those babies are going to go very very fast. There’s actually a ton of lighting in the sale, including my pair of Cedar & Moss wall sconces shown in our bedroom here and another wall accent light I used in the nursery. I’m even selling my king sized storage bed. For all you clothes hogs out there, this bed is your dream come true. You can not only put things in the drawers, but under the mattress too. It proved to be amazing shoe storage (sorry for taking it all husband).

Everyone I run into lately has brought up their desire to slow things down this year. The always on, always connected, always sharing what’s new, what’s next, where I am right this second seems to be weighing on people. I think we’re hitting a tipping point to change our collective approach to the rat race and I’m all for it. Anything that makes the day’s pace slow is alright by me.

Luckily, there are pretty easy ways to bring some semblance of sanity into daily life. I’ve decided to try four things to add an air of calm to my world this year.

CLEAR THE CLUTTER

The art of tidying was all the rage in 2015 and it’s certainly not going anywhere. The concepts are pretty straight forward. Set a bar for what you surround yourself with.Keep things that bring you joy, that are useful or are just extra special. Things that don’t make the cut? Anything that’s sat in a drawer for a year, stuff that needs to be fixed, something you’re saving “just in case,” or anything you’re just sick of looking at.

I’m definitely taking a “out with the old” approach to decorating in 2016. Notice there was no “in with the new” at the end of that cliché. I’ve been having a ball getting rid of stuff and firmly believe if you purge the physical things clogging up your life, it will spill over to your mental and emotional life as well. You quite literally have space to breathe. Design books that I haven’t revisited in the last year? Buh-bye. The magazines I keep thinking I’ll reread? Oh no.

My coffee table is now a blissfully open expanse, punctuated by a tray to set my daily cup of bliss coffee – but nothing more. Thankfully, our pending move is going to help facilitate an even deeper mass exodus, but you don’t have to move to do your own version of decluttering. Here’s how I try to tackle it: take one hour per week to address a specific area in your house that feels stuck, but won’t overwhelm you. That might be the junk drawers, under the bathroom sink, the box of unsorted paperwork. Then you can block out an afternoon for major projects like the closet clean out. I promise, you’ll slowly but surely chip away at the overflow.

REFRESH YOUR ARRANGEMENTS

With all those things that do bring you joy – display them! Put them within arm’s reach. Set them out in high trafficked areas that you’ll see daily. I’m a big fan of using picture rails to not only display art or personal photos, but also books, magazines and even a candle or air plant for some texture. They add a ton of interest without taking up a lot of real estate. They’re perfect for small spaces or a hallway. Any time you need a mood booster – rearrange. It’s my form of meditation and I swear by it.

TAKE A TIMEOUT

All too often I grab a coffee on the go, chugging it while I’m racing to from point A, 15 minutes late to the point B. This year I’m committing myself to sitting down and fully enjoying a cup of fresh coffee and a little time to myself everyday. Thankfully, I’ve fallen in love with my VertuoLine Evoluo from Nespresso. I’ve been partnering with Nespresso as part of their “Experience A Cup Above” campaign. (You may have spied this post or this post).

Having a Nespresso at home makes taking a few minutes to myself really easy. A push of a button and I have a beautiful cup of coffee and a good ten minutes of sanity-returning quiet time. And the fact that Nespresso’s coffee capsules are made of 100% aluminum and recyclable means no additional clutter. I’m currently obsessed with the Limited Edition Swiss Chocolate variation that was available during the holiday season. That little whiff of chocolate makes mama very happy. You can also try the Intenso variation  that is a permanent addition.

SET AN INTENTION (OR 2!)

There are just too many things coming at us all the time to remember them all. And we can all agree there aren’t enough hours in the day to get through your entire to-do list, so this year I’m committing myself to serious prioritization. And to hold myself accountable, I’m writing it all down. There’s something about putting pen to paper that adds a whole new level of gravitas to a goal. This is something you can do while enjoying said cup of Nespresso and revel in your tidy minimalized space.

There you have it. Just a few simple changes to your daily routine and updates to your environment will help you get 2016 off to a positive start. I’m going to do my best to keep the momentum going long after January has passed.

If you visited this post two years ago, you would have seen that I made the naive decision to participate in the six week One Room Challenge – on a historic house I was gut renovating. Relying on contractors, hardwood floor installs and major electrical to be completed in a six week window was a wee bit over my head at the time. It only took seven more months to actually finish our renovations. Lesson learned. But, I did finally manage to finish our media room and wanted to make sure you saw the completed space. Scroll for the final look!

Well, it’s here. The sixth week in the One Room Challenge – alla reveal day! So I’ve got some good news and bad news. The good news is that our media room design is complete! The bad news is that it’s only done in my head. Apparently, the old adage in major home renovation is quite true: things will take twice as long { and always cost twice as much!} as you anticipate. Since we bought this 145 year old house nearly a year and half ago and started construction back in February(!), I thought there might be a chance for our renovation would be complete in time for the end of our challenge. Alas, we still have quite a long way to go.

But I would never leave you high and dry! I can see the final media room in my mind’s eye, so I thought I’d do my best to show you everything I’m seeing. Remember when we were trying to pick a paint color? The crowd favorite in this post was actually Benjamin Moore’s Almost Black.

Well, we were able to get our future media room painted. Here’s how things were looking in 2015.

Can you tell which color we selected?? We ended up going with the Benjamin Moore Gravel Gray in flat. It’s a bit hard to tell in a photo, but it turned out to be a richly hued gray – it has a navy undertone that I absolutely love. It’s dramatic but it doesn’t feel ominous.

If you’ve been following along with my inspiration posts, then you’ve seen how I wanted to create a space that’s comfortable – perfect for movie nights – but also an elevated and a touch dramatic. I think this final design and product selection is going to help me do just that.

The space is a little tight, the room is only about 10 feet across, so the Room & Board sectional is the perfect solution. I’m not typically a fan of the chaise style, but with limited space it’s the perfect way to create a cozy place to snuggle up. The round brass coffee table is practically perfect in every way.

Of course the media storage is a big sticking point with the hubby, but we both agreed that the Blu Dot Console is modern and chic, but understated. I’m trying to keep the attention away from the ginormous TV as much as possible {wish me luck!}.

With little room for side tables or other lighting, I hung a classic  George Nelson Cigar Pendant in the far corner of the room. It’ll give the space a nice golden glow. It’s all about ambient light people. A few choice pillows and a luxe throw are really all we’re going to need to make the space feel homey. The gorgeous Arhaus Rug will pull all the blues and grays together beautifully.

So we’re getting down to the wire. We’ve gone through five weeks of the One Room Challenge. The big decisions – paint color, lighting, selection of core furniture pieces – have been made. The piéce de résistance is just around the corner, but the it’s the final details that really bring the puzzle together. Adding personal mementos mixed with an eye-catching accessory or two are the icing on your design cake.

As the baby stuff continue to pile up around the loft, I’m looking to keep accessories in the new house to an absolute minimum. I only want to see things that make me smile every time I look at them. I feel like your stuff recedes into the background when it’s too crowded. Guys don’t like a lot of crap laying around anyway right!? A choice throw, a striking vase & air plant {cuz they’re really hard to kill!} and perhaps a high-style speaker could be all the media room needs to feel complete.

We all know the old adage: breakfast if the most important meal of the day. You can’t fight the science – properly fueling up before you head out helps your health, helps your brain power and is just generally more civilized.

See, doesn’t that look lovely? But in those early months of motherhood, lovely went out the window. The days were all about survival. Very little attention was paid to my morning routine. But now that Carter is six months old, I’m attempting to add a little more sanity to daily life. I’ve recommitted myself to enjoying my mornings again. This includes something warm to eat, a nice place setting and a perfect cup of coffee!

Coffee is such a soothing morning ritual. I’m still drinking decaf after giving up caffeine last year, but it’s actually the taste – the experience – that I crave, not the jolt. In the past I would always go out to get my coffee. Even with an old school manual espresso machine sitting on my counter {a long dormant wedding gift}, I never felt like I could make something as good as a barista brewed. But standing in line for your espresso in your pajamas {and running into your neighbors!} is not a good look!

Thankfully, the Nespresso VertuoLineTM Evoluo is here to save me and my coffee loving soul. It brews both large-cup coffee and authentic espresso at the touch of a button – aka it’s fool-proof. That’s very necessary for this continually sleep-deprived mama. I need as much automation as the world can offer me right now!

So rather than run all around, I’m making a point to carve out a few minutes of my morning for me. It feels so nice to have a bit of time back to leisurely enjoy an amazing cup of coffee and a gorgeous spread. Ok, ok, I cannot tell a lie. I haven’t figured out how to have leisurely morning yet. I probably only get about five minutes max, my table rarely looks so beautifully set and while I am now making my own blissful cup of coffee at home, I have my pastries delivered from Craftsmen & Wolves! Regardless, if you can find a few minutes to elevate your everyday, you’ll be amazed how it helps you get through the grind.

Maybe next month I’ll recommit myself to actually cooking!

In rearranging our loft to make way for little Carter, I may have given up the Apartment 34 Studio space, but I definitely still needed somewhere to work! We also still needed a spot for guests to stay. And I dreamt about how nice it would be to have a little quiet retreat to escape to…So to the upstairs I went. What was once our bedroom has now been transformed from this….

The first thing I did after our bed headed downstairs was paint the walls white! The lofted room only has 7ft ceilings so I needed to do something to make the space feel as expansive as possible. I’ve been a sucker for Benjamin Moore White 01 paint for quite some time. It’s the perfect soft white. It’s amazing what a fresh coat of paint can do for you!

While the upstairs feels much bigger now, actual square footage is still very limited so I had to hunt out as many space-saving solutions as I could. The first score was my adorable mid-century inspired desk. It’s just big enough to hold my computer and that’s all I really need. Sure, I loved all my gorgeous office accessories, but really, when is the last time you used a stapler – even if it is an acrylic one?!

I also wanted to create a little reading nook for the few spare minutes of relaxation I can grab between naps, so a set of picture rail shelves now serve as my magazine rack + place to display personal photos. I love how I can swap out titles to completely change the look. Two black and white botanic art prints from Buddy Editions, framed beautifully by Simply Framed add a nice contrast to the neutral color palette. They really ground the space. Carter also likes to come up and hang out with mama while she may or may not be catching up on email!

All in all, I’m really pleased with how this room turned out. It’s mult-functional, it maximizes every available square inch and just feels inviting. Now the husband often has to go looking for me because I’m tucked away up here!

I know what you’re thinking. Didn’t we JUST see this living room? Certainly seems that way, doesn’t it?? I did make some upgrades that I shared at the beginning of the year {refresher here}, but as I put together our new master bedroom/nursery, {did you catch the reveal??} I realized I couldn’t confine all things baby to our bedroom. Our entire space needed to evolve, but that’s ok. I just read this great quote in Lonny: “The clothes you wear constantly reflect where you are in life, how much you make, what geographical area you live in, what your style is. That is what your home should be. Your home should be constantly be evolving.” Well, we just experienced one of the biggest evolutions life can can through out at you so it only made sense that we let a few baby things invade our living space. Can you spot them??

I’m truly hoping your answer is no! We made very subtle updates to our living room in the attempt to make it more homey, but a little more sophisticated at the same time. It all started with the large-scale art over our fireplace. I’d been hunting for a piece that would work with our 20ft ceilings ever since we moved in here, but framed art that large is very difficult to find – let alone afford. That’s why I was thrilled to learn that Minted.com is now offering over-sized art! I jumped at the chance to showcase this piece by fellow blogger and crazy-good painter Emily Jeffords. I’ve long admired Emily’s work so it’s pretty fab to have her print in our loft. And at 40″ x 54″ it definitely fills the space!

We also had to say so long to our lovely but impractical modern accent chairs to make for…a glider! Yes, I am now the proud owner of a glider, but I love that no one notices we have one until I actually start to make the chair rock! Mission accomplished You can snag this gem right here.

I’ll also take any excuse to refresh my accessories game so we added some sophisticated pillows in linen and deep shades of gray {those textured ones were hand-knotted in Argentina!}. I also brought out all my design books – I want to be able to enjoy them before they have to be out of reach of little sticky fingers!

The gallery wall running up our stairs also got a little refresh. I was thrilled to add some new family images – and I’m loving the monochromatic color palette, of course.

While the changes in our living room are subtle, I just the love the way the space feels these days. Warm and inviting, relaxed but also curated. And I really do take pains in keeping it this way. All baby accoutrements are put away every night before bed. Incognito baskets are now my best friend. Sinking into our couch, wine glass in hand, to survey our seemingly adult space is very satisfying indeed!

Apparently, our loft has nine lives. Just when you thought we couldn’t redecorate yet again – I got pregnant! My first thought upon hearing that le bebe was on the way {after the initial shock wore off!}?? How the heck would we cram a baby in our loft! With our new/old house months away from completion, I knew we had to find a way to make our 1-bedroom space work for our suddenly growing family. Thankfully, I think we’ve managed to do it, and quite well if I do say so myself!

In order to make way for baby, we did have to say so long to the Apartment 34 Studio {wah!!}. It was in the only room in our space that has a door that closes {other than bathrooms of course}. I also decided climbing up and down from our loft bedroom to the nursery two flights below would be less than ideal – so we decided to combine the two. I’m rather thrilled with how our bedroom + baby room turned out – but quickly, here’s a reminder of where we started:

If we’d had room for a separate nursery I would have been all for it, but since we had to go with co-sleeping, I set out to create a combined master bedroom/nursery that was functional for baby, but also aesthetically pleasing for us grown-ups! The key was to keep the space from feeling too childlike. This was accomplished in three ways: 1) sticking with neutral color palette, 2) using black as our accent color and 3) relying on modern pieces throughout the space – even the stuff for the baby.

The room really started around the alphabet print above. We stumbled upon it in a shop in St. Helena. I immediately loved the muted tones and unique animals {narwal anyone?!}. Confession: we actually originally bought it as a baby present for some friends, but then one thing led to another and it never got sent! Whoops! So it became the main inspiration for our color palette and overall vibe.

I was also thrilled I could repurpose many of the existing design elements in the room, including our floating Ikea shelves that once served as our office bar {as you may have noticed in the before pics above}. They are now our changing table. Carter loves looking up at his Ladies & Gentlemen Chime from his changing pad. Diapers and all other changing accoutrements are at arms reach but incognito in the woven basket. Everything else – wipes, onsies and burp clothes are all tucked neatly away. Fun side note:  I’ve had that felt Mariners mini-pennant since I was about six!

My favorite creative idea in the room? Using a chic modern towel ladder designed by Norm Architects to hang swaddle blankets {you go through a ton!} and display modern books and toys. My killer woven leather basket that used to house my magazine collection organized, now holds all of Carter’s little stuffed friends. I used sheepskins throughout the room to add warmth and a cozier feel – since we have a concrete floor!

I also tossed some DIYs into the room. Yes I said DIY! For example, rather than hang faux stuffed animal heads or a baby-themed gallery wall above the crib, I found a set of geometric metal sculptures on Amazon. I simply spray-painted them white {with one left black to pop} and tacked them to wall. It’s a completely malleable art installation that cost less than $25! I love that it gives some visual interest without being overbearing.

I did have to say good-bye to one of my favorite DIYs –  our gorgeous gold bookcase {see the before image for reference}. It was just entirely too girly for my hubby – and even for me these days. So back to bright white the bookcase went. Instead of office supplies, I styled out the shelves with a mix of grown-up elements like design books and my collection of Kinfolk Magazines. I combined those with some childhood treasures like my collection of Mariners bobbleheads and my husband’s Boy Scouts rally car. I can’t wait to see Carter play with it one day!

Sure, there are a few whimsical touches in room. My clouds and stars mobile by Baby Jives came from my similarly themed baby shower. Yes, there are some overly sacchrin stuffed animals in the room. But other than that, we intentionally kept the baby decor as paired down as possible. It is only temporary after all. And it’s amazing how quickly things you “must” have for baby can accumulate. But now that we’re almost three months into this whole parenthood thing, I’ve narrowed down my newborn nursery must-haves to the absolute essentials. When you’re dealing with a small space, I highly recommend sticking with the basics. Baby stuff will take over if you’re not careful! Thankfully, I found quite a few of my favorite well-designed baby accessories from Munchkin. Carter particularly loves their Latch bottles – which was great because I surprisingly had a lot of anxiety about bottle selection. They even make a travel bottle warmer, making naps on the go so much easier! So many new things to worry about as a lady with a baby… But I digress.

So do you like?? I bet you didn’t think we could switch things up any more {after this office makeover, and then this one, and this living room makeover and then this one} but I was determined to make the loft as functional and fantastic as I could for the short time that we’ll continue to be here. A space I love is SO critical to my sanity. And let’s be real – I’ll jump at any excuse to redecorate! I’m dying to hear what you think of the space! We interrupt our regularly scheduled Wedding Week to finally reveal our labor of love: our new and much improved, Apartment 34 team office!

We said we’d have the office makeover done in a month, but like all good design projects, it ended up taking four! Thankfully it’s here now and it’s pretty awesome {if we do say so ourselves!}. We’re SO excited to finally be able to invite you in for a tour.

The space needed to be completely refreshed in order for our growing team to get down to business. This included an all new layout complete with a jumbo work station as well as a “creativity charging corner” for thumbing through computer-free inspiration {SO necessary!}. A dramatic black accent wall, a custom brass pendant and spots on the walls for impromptu moodboards are just a few of our favorite details!!
